To begin the fit-out approval process, businesses must submit an application to DMCC through the DMCC portal. This application includes details about the intended fit-out work, along with supporting documents such as:

• Copy of the DMCC trade license: This verifies that the business is registered with DMCC.
• Tenancy contracts: Proof of occupancy is required.
• NOC from building owner: This document is crucial as it shows that the property owner approves the proposed changes.

Step 2: Concordia Review

Once the initial application is submitted, it is forwarded to Concordia for review. The process involves several key steps:

1. Document Verification: Concordia's administrative team checks all submitted documents and drawings for completeness and compliance with regulations.
2. Engineering Assessment: After initial verification, the documents are sent to Concordia's engineering team for a detailed assessment. This step ensures that proposed designs meet safety and aesthetic standards.
3. Health and Safety Compliance: Contractors must provide health and safety certificates, ensuring that all construction practices align with local regulations.

Step 3: Approval and Inspection

After Concordia completes its review:

• Approval Notification: If everything meets the required standards, Concordia issues an approval certificate.
• Certificate of Conformity (COC) Inspection: Following approval, a COC inspection is conducted to ensure compliance with health and safety protocols during construction. This inspection typically takes up to seven working days.

Step 4: Final Inspection

Once the fit-out work is completed:

• A final inspection is conducted by Concordia to verify that all work aligns with approved plans.
• If successful, a Fit-Out Completion Certificate is issued on the same day as the inspection.
